Our client acquired a shopping center with great potential, but in need of a new lease on life to be more effective in a competitive market. In Oxford, North Carolina, the traffic and bulk of the retail market had moved towards the new Walmart anchored center along a different city artery. To overcome the evolution of the retail market, this center needed to become more welcoming and individualized than the previous monolithic strip center it was.
Morley evaluated the existing 140,500 square foot center and client goals for a successful tenant mix. With this understanding, Morley developed a cost-effective plan of selective demolition, renovation, and additions to create a series of community blocks with variations in materials, heights, and colors to position the center strategically with a more human and walkable feel vs. the competition.
