With a tenant waitlist, expanding an existing productive center anchored by the areas new Walmart was a must in short order.  The site selected for expansion was the former smaller Walmart site, with strict covenants on architectural design and lines of sight to the existing retail tenants.

Morley was brought in early as a guide to navigate a tight 6 week, start to bid schedule, including multiple approvals needed from local government.  Following preliminary meetings, Morley developed a site and 15,000 square foot building design package allowing all parties to get on board early creating a smooth and positive process.  With a tight completion schedule and going into winter, Morley developed a design maximizing the opportunities of the site and utilized a construction method that allowed maximum flexibility for the contractor.  This flexibility continued into the building design, meeting both immediate retail tenant needs as well as providing a project flexible for future tenant uses.  All deadlines were met and tenants quickly filled the project flushing out a bustling mix of retail and restaurants creating a community hub.
